Rancho Circle Homes for Sale

1 active listing $1,150,000

Rancho Circle is one of the most established and most exclusive residential communities in the entire Las Vegas Valley. Developed beginning in the 1940s by R.J. Houssels, who would build the Showboat Hotel and Casino on the Strip, Rancho Circle was the original luxury address in Las Vegas, decades before Spanish Trail, Anthem Country Club, or MacDonald Highlands existed. The community sits north of Alta Drive just off Rancho Drive, about a mile west of The Smith Center for the Performing Arts and approximately five miles from the Strip. Roughly 36 to 48 custom homes sit on lots ranging from just under one acre up to nearly three acres, with mid-century modern architecture, mature trees, and lush landscaping that have grown in over 70-plus years. The community is gated. President Reagan held a presidential campaign fundraiser inside the gates in the 1980s. Brigitte Bardot was married in Rancho Circle. Phyllis McGuire of The McGuire Sisters lived in the community for decades before her passing in 2020. Nancy Houssels (co-founder of Nevada Ballet Theatre) and her late husband, gaming executive J.K. Houssels Jr., were longtime residents. Billy Gibbons of ZZ Top is among the more recent residents.

Frequently Asked Questions

How many homes are in Rancho Circle?
Rancho Circle is one of the smallest exclusive communities in the Las Vegas Valley, with approximately 36 to 48 custom homes depending on how the count is measured. The community is intimate by design, and homes rarely change hands. Several Rancho Circle homes have been held by the same family for decades, which is part of why a sale here often makes the local news.
When was Rancho Circle developed?
Rancho Circle was established in the 1940s by R.J. Houssels and partners, predating most of modern Las Vegas. The earliest homes date to that period. Most of the community filled in during the 1950s and 1960s. Some homes have been built or substantially rebuilt as recently as 2016. The mix of mid-century original construction and contemporary rebuilds gives Rancho Circle its distinctive architectural character.
Is Rancho Circle gated?
Yes. Rancho Circle is gated, with controlled access at the entrance off Rancho Drive. The gates are not 24-hour staffed by guards in the same way Anthem Country Club or MacDonald Highlands are. The community is small enough and the access controlled enough that the existing arrangement has worked for decades.
What lot sizes are in Rancho Circle?
Lots in Rancho Circle range from just under one acre up to nearly three acres. Most lots are between 0.88 acre and 1.5 acres. The community's defining feature is that minimum lot size, which is significantly larger than virtually any other residential community in central Las Vegas. The lot sizes are part of why Rancho Circle has been able to attract custom estates ranging from approximately 2,500 square feet up past 38,000 square feet.
What are home prices like in Rancho Circle?
Active listings in Rancho Circle typically run from the high $900,000s for the smaller original mid-century homes up past $5M for the larger custom estates on premium acreage. Some homes have listed past $10M during peak market periods. Inventory is unusually thin given the small total home count, so saved searches with new-listing alerts are the most reliable way for serious buyers to track Rancho Circle availability.
Who has lived in Rancho Circle?
Rancho Circle has historically attracted high-profile residents drawn by the privacy, the central location, and the discretion of the community. Phyllis McGuire (of The McGuire Sisters) lived in the community for decades. Nancy Houssels, co-founder of Nevada Ballet Theatre, and her late husband J.K. Houssels Jr. were longtime residents. Brigitte Bardot was married in Rancho Circle. President Reagan held a presidential campaign fundraiser inside the gates in the 1980s. Billy Gibbons of ZZ Top is among the more recent residents. The community has occasionally been featured in television and film, including the 1970s series Vega$.
